Finding Code Requirements Before They Became Construction Problems

NLS provided MEP/FP engineering for a new five-story mixed-use building with 32 residential units and a ground-floor commercial tenant space.

During early design, NLS identified two requirements that could have created late cost, schedule, and approval problems if they were discovered during permit review or construction.

Standby Power for the Accessible Means of Egress Elevator

The project’s elevator served as an accessible means of egress. NLS documented that the elevator required legally required standby power under the applicable building and electrical codes.

The project team evaluated how to satisfy the requirement, including utility-supplied standby service, a generator, and a stored-energy system. NLS then incorporated the required standby power provisions into the construction documents.

During building official review, the reviewer asked where the elevator standby power was shown. NLS directed them to the drawings. The requirement had already been addressed.

What this protected: The owner avoided a late design change after budgets had been approved and construction was underway.

Renewable Energy Compliance

The project also required a renewable energy compliance strategy under the 2024 IECC with Rhode Island amendments.

NLS evaluated two paths:

  1. Install on-site PV

  2. Purchase qualifying off-site power through an agreement

The owner selected the off-site purchase option. NLS identified a local broker and connected the owner with the resource needed to arrange the agreement.

What this protected: The project had a documented compliance path before renewable energy requirements could delay permitting, construction, or certificate of occupancy.
