Project Overview
Designed and coordinated the MEP systems for Willow Terrace, a net-zero energy low-income housing development. The project included 26 single-room occupancy units, 11 one-bedroom units, and a three-bedroom manager’s unit in a two-story, L-shaped building. A separate community building houses meeting space, a full-service kitchen, office space for service providers, ADA-compliant community restrooms, and laundry facilities.
The design required integration of renewable energy, cost-effective energy strategies, and close coordination with utility providers and consultants to meet net-zero energy goals while ensuring high-quality living conditions for residents.
Role & Responsibilities
🔹 Energy Calculations & Load Analysis – Conducted detailed electrical load calculations to minimize equipment costs and support an all-electric building strategy.
🔹 Photovoltaic System Integration – Designed infrastructure to support a site-wide solar PV system that powers both residential units and common areas.
🔹 Utility Coordination – Managed utility interconnection and energy distribution strategies, ensuring compliance with local codes.
🔹 Lighting & Controls – Designed high-efficiency LED lighting systems.
Key Challenges & Solutions
🔹 Cost Control in Design & Construction – Managing costs while achieving energy efficiency and compliance.
✔ Solution: Performed rigorous electrical load analysis, optimized wiring methods, and worked closely with subcontractors to minimize unnecessary infrastructure costs.
🔹 Net-Zero Energy Integration – Designing an all-electric, energy-efficient facility with sustainable energy sources.
✔ Solution: Incorporated on-site PV generation, strategic load balancing to meet net-zero energy goals.
Outcome & Impact
✅ Net-Zero Energy Ready – The facility was designed with site-wide solar PV.
✅ Affordable & Sustainable Housing – Delivered a cost-efficient, energy-optimized housing solution for low-income residents.
✅ Utility Integration – Ensured smooth coordination with power providers, supporting long-term energy efficiency and sustainability.
